Buying property in Italy: what to know
A starting point for international buyers, focusing on the documents, checks and decisions that matter most.
Before you sign an offer
An accepted proposta d’acquisto (purchase offer) may already be binding. Clarify ownership, deadlines, financing conditions and relevant documents before signing.
Catasto and building compliance
The catasto (cadastre) is not a substitute for a technical examination of permits, authorised floor plans and building-law compliance.
Preliminary contracts
The contratto preliminare (preliminary sale contract) generally requires tax registration. Deposit clauses deserve particular attention.
The notarial appointment
The rogito (final notarial deed) is a crucial stage. Clarify translation and interpreting requirements before the appointment.
Budget beyond the asking price
Consider transaction taxes, professional fees, technical assessments, renovation, utilities and ongoing maintenance.
Life after buying
Utilities, public administration, insurance and other practical arrangements continue after completion. We can also help clients who do not purchase.
